What is Ocean Club Resort?

Ocean Club Resort is a premium over‑50s lifestyle community on the Mid‑North Coast of New South Wales. It offers resort‑style living with architect‑designed homes, landscaped streets and a welcoming community atmosphere.

Where is Ocean Club Resort located?

The resort is located at 1333 Ocean Drive, Lake Cathie/Port Macquarie, NSW 2445. It sits minutes from the beaches, walking tracks, shopping and medical services of Port Macquarie and Lake Cathie.

What type of homes are available?

Homes at Ocean Club Resort are single‑level, architect‑designed residences with two bedrooms, two bathrooms, a study/multi‑purpose room and a garage. Each home features energy‑efficient design, manicured gardens, and a spacious patio or courtyard for outdoor living.

How does the land‑lease model work?

Ocean Club Resort operates under a land‑lease model. You purchase and own your home but lease the land on which it sits. A Residential Site Agreement gives you secure tenure under NSW’s Residential (Land Lease) Communities Act 2013 and sets out the weekly site fee. Because you only lease the land, there is no stamp duty and you keep 100% of any capital gain when you sell.

How is Ocean Club Resort different from a retirement village?

Retirement villages generally charge entry and exit fees and cater for older retirees (average age around 80). At Ocean Club Resort you own your home, pay a weekly site fee to lease the land and enjoy modern facilities aimed at active over‑50s. There are no entry or deferred management fees, no stamp duty and residents keep all capital gains.

What facilities and amenities are available?

The resort includes a 25‑metre heated swimming pool, championship‑standard bowling green, all‑weather tennis and pickleball courts, golf putting green and driving nets, a fully equipped gymnasium, a wellness and activities centre, private cinema, high‑speed fibre to every home, caravan/RV parking, community vegetable gardens and a lavish Clubhouse with lounge, kitchen, BBQ area, billiards table, library and cinema.

What activities and social events are offered?

The resort has a varied social calendar with group activities such as aqua aerobics, walking groups, yoga and exercise classes, golf and tennis sessions, lawn bowls, arts and crafts, line dancing, mah‑jong and card games, band practice, movie nights, choir practice and regular social gatherings such as cocktail hours and club functions.

What is the weekly site fee?

The weekly site fee covers resort maintenance, council rates and use of all facilities. It is paid by direct debit every two weeks and ranges between approximately AUD 147.75 and AUD 255.45 per week, depending on your eligibility for government rent assistance.

Can I receive government assistance with my site fee?

Residents who receive a pension through Centrelink or the Department of Veterans’ Affairs may be eligible for rental assistance on their weekly site fee. Eligibility depends on individual circumstances.

Are there any other costs?

Homeowners are responsible for normal services and maintenance such as electricity, water, telecommunications and home and contents insurance. Caravan or boat storage incurs an additional fee if needed.

Does the weekly fee increase?

The weekly site fee is adjusted annually using a fixed method set out in the Residential Site Agreement.

Do I pay stamp duty?

No. Stamp duty does not apply when you purchase a home at Ocean Club Resort because you are buying the dwelling but leasing the land.

Are there any exit or deferred management fees?

No. Ocean Club Resort does not charge exit fees or deferred management fees. When you sell your home, all sale proceeds and any capital gains are yours to keep.

Do I own my home?

Yes. When you buy a home at Ocean Club Resort you own the home itself and lease the land under a site agreement.

What is the site agreement?

The site agreement is a contract between you and the resort operator granting exclusive occupancy of the land on which your house sits. It specifies the weekly site fee and guarantees secure tenure under NSW legislation.

What contracts do I sign when buying a home?

You enter into two agreements: one contract for the purchase of your home and a separate Residential Site Agreement for leasing the land. These agreements are governed by the Residential (Land Lease) Communities Act 2013.

How long does it take to move into a new home?

Building a new home generally takes about 18 weeks from selection to completion. Occasionally new homes are available for immediate purchase and occupancy.

Can I secure a home if I haven’t sold my existing property yet?

Yes. If you need time to sell your current home, the sales team can discuss options to reserve your chosen home until funds are available.

What warranty is provided on my new home?

All homes are architecturally designed and built to high quality standards. They come with a general defects liability period and structural warranty protection.

Can I sell my home?

Yes. You can sell your home at any time. The resort can assist with the sale or you may appoint an external real estate agent.

Can I include my home in my will?

Yes. Your home forms part of your estate and can be left to your beneficiaries. They may sell the home and keep all proceeds without any exit fees or hidden costs.

Can family and friends stay with me?

Family and friends are welcome to stay for short periods and share the facilities. For security you should notify management of visitors. Children must be supervised for the comfort and safety of other residents.

Are pets allowed?

Pets are considered on a case‑by‑case basis through a pet approval process designed to maintain harmony within the community. Replacement pets are not allowed.

Can I make changes to my home?

Minor modifications, such as adding exterior blinds or screen doors, are permitted. All changes should be discussed with management before work begins.

What security measures are in place?

The resort is professionally managed and features gated entry after business hours. Residents enjoy peace‑of‑mind knowing their home is secure even when they travel, and neighbours naturally look out for one another.

Are there medical facilities nearby?

Yes. Lake Cathie Medical Centre is just down the road and provides general and specialist medical and dental services. Port Macquarie Base Hospital and a private hospital are also nearby.

Is there convenient shopping nearby?

Lake Cathie offers a Woolworths supermarket, BWS liquor store, pharmacy, bakery, post office and other specialty shops. A new shopping centre is planned across the road from the resort. The centre of Port Macquarie, with its department stores, supermarkets, restaurants and cafes, is a short drive away.

Who is eligible to live at Ocean Club Resort?

At least one resident of each home must be over 50 years of age. The community is ideal for active retirees, semi‑retirees and over‑50s looking to downsize.

Is there a cooling‑off period?

Yes. When you sign a contract to buy a home there is a brief cooling‑off period starting the day the contract is signed. This gives you time to change your mind if your circumstances change.
